Arcadia Design Build/Kitchen and Bath, is currently looking for a few Working foreman. We are a high end design build firm which has its own kitchen and bath showroom.
Job description:
1. You are our on-site manager of the construction job. Your conscientious performance is extremely important to the success of our company. You are our representative to both the customer and community at large. Word of mouth is the most efficient way to get new business, and you are an important part of that happening. Both the quality of your work and the appearance of your jobsite reflect on you and our company.
2. You are responsible for knowing and understanding all job paperwork: plans, specifications, change orders, and so forth. Any questions you have, or discrepancies you discover, should be checked with the production manager/owner. You are responsible for maintaining all job records both manual forms and on Buildertrend. These records are crucial for our work and must be consistently maintained by the project foreman.
3. Preconstruction meeting, you are responsible to attend along with the project manager/owner and designer the preconstruction-hand off meeting. During this meeting you will inspect site and note any special considerations, i.e. safety, delivery, material storage, dumpster/trailer staging area, pet or child needs. You will familiarize yourself with utility shut offs.
4. You are responsible for performing all carpentry labor on the job, learning other important trades to self-perform as many parts of the project as possible i.e. drywall, painting, tile. You are responsible for informing project manager/owner the need for additional help when needed with enough notice for proper scheduling. When other carpenters or helpers are on site you are responsible for assigning them work and generally supervising them, including making sure their time is properly entered in Buildertrend under the correct job and cost code. For helpers and less experienced carpenters it is your responsibility to train as much as possible.
5. You will schedule and coordinate all trade contractors, in consultation with project manager/owner, work out their layout problems, ensure their proper performance, and confirm work is complete and correct, as well as insure they attain proper inspections of their work. You are responsible for making sure that all trade contractors adhere to all of the company’s policies concerning safety, cleanliness, smoking and proper language.
6. The project foreman will prepare final material takeoffs and order materials promptly and accurately. Job personnel are to pick up materials only under emergency conditions. You are responsible for the accuracy in quantity and measurement, damage, quality problems of all deliveries to you job site. Delivery truck drivers are to wait for you inspection, as your signature approves the condition and count of the order. Any discrepancy is tro be noted on the delivery ticket. You must check such things as door swing, window sizes, cabinet sizes and types, lumber type and grade, and so forth, before you sign the ticket. Remember it’s your jobsite. The project manager/owner will be responsible for ordering doors, windows, cabinets and other specialty items.
7. You must maintain a clean jobsite for many reasons, among them safety and efficiency. A sloppy site reflects badly on you work and our company. Dust protection is one of your most important jobs. Be sure to control any mud on you site. All jobsites are to be vacuumed daily. Debris is to be properly stored and hauled away weekly. There will be no smoking on the property or swearing by anyone period.
8. You are responsible for the protection of the customer’s property. Do not use anything: furniture, appliances, tools, equipment, or cleaning supplies that belong to the customer. Be sure you lock and secure the jobsite before you leave each and every day. You must secure all ladders and equipment on the site. (think about safty problems of children that could arise after you leave.} All materials are to be stored in a safe place. Customer’s often have children that take naps, the customer may work from home and for general piece and quiet there will be no radios playing on site.
9. Job safety for both the customer and our workers is you responsibility. Be sure that job conditions encourage safety. Monitor both company and individual equipment for proper safety features and safe electrical cords, etc., and inform the production manager/owner of any unsafe conditions. Proper safety equipment must be used where appropriate.
10. We always want to accommodate our customers and their wishes but if they want any extra work or want to make any changes, please use your change order in Buildertrend to document their requests. Don’t agree to do anything without getting approval from the office.
11. You are responsible for installing a jobsite sign (when available) in the most prominent place possible and for maintaining its condition. We will receive many calls based on jobsite signs. We all benefit when we get leads.
12. The project foreman will maintain and adhere to the job schedule. To be sure you job is on or ahead ddof schedule, monitor you progress against the gantt chart. Notify the production manager/owner as soon as possible of any delays or conditions that will affect the schedule. Coordination of all elements that make up a typical job requires adherence to a tight schedule. You are our link to the jobsite and we need to know when you need any help.
13. We will be doing a lot more time and material jobs going forward so it’s important that we have a standard work schedule. Our official workday is from 7:30 to 4:00. You and your crews are expected to take a half hour unpaid lunch. Any deviations from this schedule must be approved by the homeowner and the project manager/owner. You are responsible for completing a daily log on buildertrend to include daily progress in detail both pictures and explanation, sub-contractor hours spent on job and scope completed, any discursions that you had with the customer, deliveries to site.
14. You must pay attention to follow through. Just because you notify the office, a trade contractor, or the customer of a question or problem, don’t assume that someone else is taking care of the situation. It is you job and responsibility to resolve and complete the loose ends and unknowns on the jobsite.
15. You are responsible for constant client communications. This is probably your most important task. Properly communicating with the client can make or break the client experience. Confirming at the end of the week what they can expect the following week. Let them know at the end of the day who will be there tomorrow. If you are away for a day or more reach out to them the day before to confirm that you or someone will be there tomorrow.
