Patco Construction is seeking a new construction residential salesperson. The Salesperson’s essential responsibility is to meet with potential home buyers, assess their housing needs, and determine if a home package and design will fit their needs. Conceptually design the home and plans from a catalogue of pre-designed /priced homes.
Review changes and different products. Sales may occur from the company's inventory, or the Salesperson may need to review customer sites, review zoning, and town construction requirements, and determine development costs to arrive at a final price. The salesperson will work with a team of drafters and estimators to develop contract documents and work with the customer through the contract signing, financial approval, and selections before construction begins. In addition, the Salesperson is also responsible for marketing activities (e.g., referral programs), prospecting, market research (e.g., absorption rates), and positive customer relationships (e.g., monthly update calls). The residential salesperson should have an understanding of determining land and site evaluation, lay out the home on site, and flag clearing limits.
Qualifications and Essential Skills
Professional
· Demonstrated energy, passion, and interpersonal skills to establish relationships and to sell/meet new people
· The ability to communicate professionally verbally and in written form
· Good organizational skills and able to prioritize issues
· Residential construction and home design knowledge preferred
· Understanding of how town zoning works
Technical
· Familiar with general construction knowledge, materials, and standard features of residential construction
· Able to use ACT and other software platforms (e.g., Word and Excel)
Experience
· Real Estate license preferred
· Two years or more of sales experience
· Residential construction knowledge is desirable

Responsibilities
Sales
· Make initial contact with prospects, qualify them as potential home buyers and introduce them to the Patco sales process through sales presentations, going over details from lot selection through style of house and interior quality design selection
· Develop and maintain relationships with the realtor community by actively seeking new business by completing realtor visits and presentations every quarter
· Review the estimate with the Estimator before contract signing
· Coordinate all color, finish, and product selections with customers
· Maintain inventory of price lists and brochure packets for all developments
· Develop other broker-listed inventory by regularly contracting territory agencies
· Register interested prospects and input contact information in the database (ACT)
· Continually seek referral business from buyers, homeowners, brokers, etc.
· Oversee the maintenance of models and spec homes
· Make sure model home signage is installed properly and arrive at model home(s) 15 minutes before opening time to disarm security system, turn on lights, etc.
Marketing and Sales Responsibilities
· Assist in the development of sales and marketing strategies as part of the annual plan
· Work to develop referral programs: forms, letters, giveaways to solicit referrals and to thank customers for providing them
· Help with market research and market analysis activities, such as absorption rates, MLS listings, and Patco developments
· Gather historical and current market information for sales forecasting
· Maintain knowledge of community demographics and amenities
· Stay current on the competition’s prices, floor plans, special discounts, and advertising
· Work with Administrator to prepare real estate listings – Better Homes & Garden, The Masiello Group
· Prepare PATCO property disclosures for brokers with pictures of homes for brokers
· Maximize the effectiveness of listings in MLS, Realtor.com, Zillow, Trulia, etc.
· Utilize social media to grow contacts and referrals
· Update as listings change; ensure 3rd party sites are and listing links are accurate
· Provide advertising ideas and content to support our advertising efforts
Job Site Responsibilities
· Investigate jobsite before submitting pricing; evaluate site accessibility, surface and underground conditions, and utilities that may impact construction costs
· Develop plot plans and lay the house out on the lot
· Ribbon/flag clearing limits
· Work with the Administrator to coordinate with the client before closing on a home; verify that all documents are complete, financing is in place, and there are no surprises
· Follow up with clients during home construction to ensure expectations are met
· Participate in the final house walk-through with the client
· After closing, present the new homeowner with a company house-warming present
