The Sail, Power, and Steam Museum (SPSM) is a maritime heritage museum, located on the shores of Rockland's working waterfront on the site of the old Snow Shipyard. Rockland's Harbor trail begins next door in Snow Marine Park and winds through the museum property, allowing waterfront access to visitors. We house a unique and eclectic museum collection which includes working steam engines and historically significant vessels. Our campus includes several buildings, including a multi-level museum, a working boat shop, a professional office building, and a small marina.
We seek to provide an interactive visitor experience. Our waterfront property houses a small marina with 25 moorings, and our sailing center hosts sailing and boating lessons for all ages, including SKFF (Sail Kids For Free) our FREE youth sailing program and adult sailing lessons.

```Job Summary```
SPSM is seeking an experienced, organized, energetic, and forward-thinking candidate to serve as our Facilities, Grounds, and Waterfront Manager. The role of this hands on, manager level position is to oversee and manage SPSM's unique facilities and properties. The forward-thinking person who fills this position will manage and actively participate in day-to-day maintenance while planning for the future with the development of a capital maintenance plan. In this full-time (avg 36-40 hrs/week), year round position, you will lead and play an active roll in the small team who keep our facility running smoothly. You'll work closely with and report to the Executive Director and interact with the Board's Facilities Committee. This position will be responsible for planning and organizing work as well as for helping to formulate policies and procedures
```Primary Responsibilities```

- Direct operation and maintenance of all SPSM facilities
- Conduct regular inspections of buildings, systems, and equipment. Recommend and implement improvements on an ongoing basis.
- Oversee all building systems including fire/safety, plumbing, HVAC, electrical issues and maintenance.
- Schedule and manage major repairs, improvements, and annual inspections.
- Schedule and manage custodial/landscaping staff.
- Respond to emergency situations quickly (fire, evacuation, equipment failure, storms)
- Ensure compliance with applicable codes and government agencies as it applies to building operations.
- Maintain ongoing communication with staff, management, and vendors.
- Manage waste removal for each building, including recyclables.
- Work with Executive Director to create an annual facilities budget and capital improvement plan.
- Assist in preparation and clean-up of Heritage Tour lobster bakes on a weekly+ schedule.
- Maintain and help build new museum exhibits
- Other responsibilities as assigned
```Ideal Candidate Qualifications```
-Minimum 2-5 years related work experience or similar combination of education or experience in the operation and maintenance of building systems and grounds of a public venue
- Working knowledge of building systems and operations, contractual maintenance pertaining to building operations and safety
- Working knowledge of MS Office Suite programs as needed (Word, Excel, etc.)
- Flexible schedule and ability to be on call when needed.
- Ability to work independently as well as strong team participant.
- Excellent time management skills.
- Experience managing an active marina and knowledge and skills to maintain all aspects of working in the marine environment.
- Experience working with boat maintenance and restoration, ideally with both wood and fiberglass construction.
- Maintain and document payment records and invoices from subcontractors and vendors and coordinate payment with office manager/bookkeeper.
- Ensure that all spaces present as safe, clean, and welcoming for patrons and staff.
- Work closely with Executive Director, waterfront staff, and Waterfront Programs and Facilities Committees to ensure that facilities meet or exceed program needs.
- Assist staff and volunteers with event and meeting set-up, breakdown, and securing of facilities at the end of events.
- Ensure that the boat shop is maintained in a manner that is organized and safe for all.
Must have a valid driver's license and reliable vehicle
Must be able to perform extensive standing, walking, lifting, pushing, pulling, bending, climbing to move materials and boats
Boat maintenance and handling experience a plus
