We are looking for the right person to join our team as a Property Manager/Maintinence tech. This portfolio oversees the operations at our affordable living community in Madawaska Maine!
Each Property Manager for our company is charged with ensuring their portfolio is achieving the Five F's:
- Full - properties are 100% Occupied
- Flush - all rents are collected and accounts are current
- Flawless - the files, paperwork, and office are perfect
- Fabulous - the physical plant sparkles
- Friendly - all interactions are friendly, respectful, and positive
Primary Responsibilities:
- Processing applications and maintaining the waitlist, conducting annual and move in certifications.
- Maintaining and marketing properties within Fair Housing Regulations.
-Oversee the day-to-day operations of the property, ensuring it is well-maintained and meets the needs of tenants.
- Manage tenant relations, including addressing inquiries, resolving complaints, and ensuring high levels of customer satisfaction.
- Coordinate maintenance
- Conduct regular inspections of the property to identify any issues or areas in need of improvement.
- Review and adhere to property budgets, ensuring expenses are within approved limits and revenue goals are met.
- Enforce lease agreements, collect rent payments, and handle delinquencies in accordance with company policies.
- Maintain accurate records and documentation related to property operations, including leases, maintenance requests, and financial transactions.
- Stay updated on local housing laws and regulations to ensure compliance.
Our Idea Candidate for Property Manager:
- Previous experience in property management or a related field is REQUIRED.
- Strong knowledge of facilities management principles and practices.
- Proficient in data entry and office software applications.
- Familiarity with property management software such as Yardi or OneSite is a plus.
- Excellent communication and interpersonal skills for building positive relationships with tenants, vendors, and team members.
- Demonstrated ability to effectively manage customer relationships and resolve conflicts.
- Strong organizational skills with attention to detail for maintaining accurate records and files.
Our Idea Candidate for Maintenance:
Responsibilities: The Maintenance Technician ensures the highest level of excellence in maintaining the structures and grounds of the property. You'll provide safe and efficient care through preventative systems, normal repair, and timely turnover of units. You will foster appreciation, pride, and a sense of community from tenants by being responsive, respectful, and positive at all times. And you'll take pride in a physical plant sparkles!
Here is a sampling of your duties:
- Provide prompt and courteous service for all resident service requests, including 24-hour emergency requests Resolve all other service requests in a timely manner.
- Perform the necessary maintenance and turnover of vacant apartments.
- Monitor and execute a preventative maintenance program for the property whiler keeping accurate and up-to-date maintenance logs.
- Ensure that an adequate inventory of repair parts and supplies is maintained at the site.
- Assist in making sure we maintain safe working conditions.
- Maintain a neat, orderly, and safe workshop/storage area.
- Maintain and repair appliances and general plumbing.
- Perform a wide variety of general carpentry repairs, including painting interior and exterior walls, ceilings, and cabinets.
- Perform and coordinate other projects as outlined by the Sr. Property Managers, or Construction Project Manager.
- Assist in monitoring all work being performed by outside contractors.
- Perform janitorial duties including the maintenance of all necessary equipment as needed, including: vacuum, sweep, and mop floors, wash windows, dust, empty trash cans, dispose of litter and debris, install light bulbs.
- Complete other related tasks as requested.
