Position Summary
The Construction Operations Manager owns the systems, information, and financial controls that allow Anchorpoint's residential and commercial projects to move from preconstruction into the field with clear scope, reliable budgets, coordinated procurement, and complete documentation.
This role connects estimating, purchasing, project schedules, JobTread administration, contracts, job costing, billing, and operational reporting. The Operations Manager works closely with the CEO and Project Manager, anticipates what is needed next, and keeps critical details from falling through the cracks.
The Project Manager owns daily field execution, subcontractor activity on site, inspections, quality control, and punch-list completion. The Operations Manager ensures the field team has the approved scope, budget, materials, commitments, and current information needed to execute successfully.
Primary Responsibilities
Preconstruction and Estimating
- Attend site visits and scope walk-throughs with company leadership, document existing conditions, and help define project scope.
- Prepare preliminary budgets, detailed estimates, takeoffs, and JobTread project budgets.
- Identify required labor, materials, subcontracted trades, allowances, general conditions, site logistics, and potential scope gaps.
- Request, level, and evaluate subcontractor bids and supplier pricing for completeness, value, quality, and schedule fit.
- Prepare client-facing proposals and contracts that clearly communicate scope, allowances, exclusions, payment schedules, and anticipated timelines.
- Coordinate preconstruction information with clients, architects, designers, subcontractors, suppliers, and municipal contacts when required.
Procurement and Project Controls
- Develop baseline project schedules and procurement plans in collaboration with the Project Manager.
- Maintain companywide visibility into project milestones, client decisions, material lead times, and upcoming subcontractor needs.
- Prepare subcontractor agreements that clearly define scope, responsibilities, schedule expectations, materials, and payment terms.
- Review material takeoffs and purchasing quantities before orders are placed.
- Coordinate purchases and deliveries with approved selections, field readiness, and the project schedule.
- Track lead times, order status, returns, credits, commitments, and material expenses.
- Strengthen Anchorpoint's network of qualified subcontractors, vendors, and suppliers.
JobTread Systems and Documentation
- Serve as the primary administrator and internal resource for Anchorpoint's JobTread system.
- Maintain jobs, budgets, contracts, schedules, documents, tasks, cost codes, and project records.
- Maintain estimating, proposal, budget, document, and schedule templates that improve consistency and accuracy.
- Ensure plans, decisions, approvals, photos, expenses, invoices, and other project information remain organized and current.
- Develop repeatable workflows that strengthen JobTread as the central source of project information.
Job Costing and Financial Coordination
- Track committed costs, project expenses, subcontractor invoices, and labor against approved budgets.
- Monitor budget-to-actual performance and identify missing costs, margin pressure, or potential overages early.
- Assign vendor invoices, subcontractor bills, and project expenses to the correct jobs and budget categories.
- Prepare outstanding payables for CEO review and maintain visibility into payments and lien-release requirements.
- Prepare client deposits, progress invoices, change-order billing, and final invoices based on approved contracts.
- Maintain receivables visibility, coordinate follow-up, and escalate overdue balances when needed.
- Support JobTread and QuickBooks reconciliation by researching unmatched or incorrectly entered transactions.
- Provide the CEO with concise, reliable project financial and operational reporting for decision-making.
Project Coordination and Handoffs
- Lead organized handoffs from preconstruction to the Project Manager and field team.
- Confirm that approved scope, contracts, budgets, selections, permits, materials, and schedule information are ready before work begins.
- Track client selection deadlines, approved choices, allowance usage, and change-order requirements in coordination with the client and design team.
- Maintain visibility into active-project risks and bring decisions, capacity concerns, and exceptions to leadership before they disrupt progress.
- Support closeout documentation, final billing, warranty information, and post-completion follow-up.

- Estimates, scopes, budgets, and contracts are complete, accurate, and ready for confident client and leadership decisions.
- Materials, subcontractors, and critical decisions are coordinated before they become field emergencies.
- Project information in JobTread is current, organized, and trusted by leadership and the project team.
- Budget risks, missing scope, and operational problems are identified early and brought forward with a recommended solution.
- The Project Manager and field team receive clean, reliable handoffs and can execute without chasing missing information.
Ideal Candidate
The right candidate is an experienced construction professional who understands how residential projects are built and how disciplined planning, estimating, purchasing, documentation, and financial controls support successful execution. Experience with commercial construction is also valuable.

Experience and Qualifications
- Five or more years of progressive experience in construction, estimating, project coordination, project management, or construction operations is preferred.
- Strong working knowledge of residential construction, renovations, and custom-home project sequencing is strongly preferred.
- Demonstrated experience preparing estimates, takeoffs, budgets, scopes of work, proposals, or subcontractor bid comparisons.
- Ability to read and interpret plans, specifications, contracts, schedules, and project documentation.
- Working knowledge of job costing, change orders, purchasing, invoices, payables, receivables, and project financial reporting.
- Comfort with construction-management software, spreadsheets, email, calendars, and mobile communication. JobTread and QuickBooks experience is preferred but not required.
- Experience in high-end residential or design-build construction is strongly preferred. Commercial construction experience is welcomed.
- Valid driver's license and reliable transportation.
- Ability to safely access active residential jobsites and participate in site walk-throughs, with reasonable accommodation.
Compensation and Benefits
Starting salary is $70,000 to $95,000 annually, based on directly relevant construction experience and demonstrated capability. This is a full-time W-2 salaried position.
